Istilah Hartanah

1- *CoA* ~ CoAgency atau coBroke. Bermakna bekerjasama utk menjayakan jualan hartanah.
2- *Listing* ~ senarai property yg boleh dijual/sewa. 30%-50% kejayaan seseorg REN dlm property berdasarkan listing yg dimiliki.
3- *REN* ~ Real Estate Negotiator atau Perunding Hartanah 
4- *WTS* ~ Want to Sell
5- *WTB* ~ Want to Buy
6- *WTR* ~ Want to Rent (Utk Menyewa)
7- *WTL* ~ Want to Let (Utk diSewa)
8- *Landed* ~ hartanah atas tanah VS *Non-Landed* (flat/apartment /condo dll) 
9- *Strata Title* ~ Hakmilik Strata. Hakmilik yg dikeluarkan utk setiap unit/pecahan di bangunan yg 2 tingkat atau lebih. 
10- *FH* ~ Freehold / Pegangan selamanya.
11- *LH* ~ Leasehold / Pajakan 
12- *MR* ~ Malay Reserved
11- *BU* ~ Build Up / Keluasan Bangunan
13- *LA* ~ Land area / Keluasan Tanah
14- *p.s.f* ~ price (RM) per square feet (ft) 
15- *ROI* ~ Return of Investment. 
Istilah lain *COCR* ~ Cash On Cash Return. Kadar pulangan tunai selepas keluar tunai utk pembelian/ sewaan. 
16- *BR* ~ Base Rate. Kadar interest atau caj bank menggantikan BLR. Berdasarkan *COF* (cost of fund) & *SRR* (Statutory Reserved Requirement) (Sila Download imoney.my)
17- *BLR* ~ Base Lending Rate. Berdasarkan *OPR* (Overnight Policy Rate)
18- *Locking period* ~ tempoh tertentu yg dikenakan oleh pihak bank utk elak peminjam buat settlement awal. Antara 3-5thn biasanya.
19- *Yeild* ~ hasil. Biasa kira jumlah sewa bulanan x 12bln dibahagi dgn kos property x 100%. Paling baik ROI sama atau lebih kadar % bank. 5% ke atas.
20- *Capital Appreciation* ~ peningkatan harga hartanah pd masa hadapan.  Untung itu juga disebut *capital gain*
21- *Sinking fund* ~ wang yg simpan utk tujuan membayar kerosakan/hutang secara beransur-ansur
22- *Master title vs Individual Title* ~ Geran Besar vs Geran Individu
23- *SOHO, SOFO & SOVO* ~ Small Office Home Office, Flexible Office, Versatile Office. 
24- *Kaveat* ~ Sekatan @ halangan. Kaveat pendaftar, persendirian, Lien & Amanah.
25- *RPGT* ~ Real Property Gain Tax (Cukai Keuntungan Harta Tanah - CKHT) 1-3thn cukai 30%, 4thn 20%, 5thn 15%, 6thn ke atas 0% bagi harta persendirian &  5% tetap bagi syarikat. 
26- *DSR* ~ Debt Service Ratio / kadar menentukan loan pembeli boleh lulus
28- *Flipping* ~ aktiviti menjual kembali hartanah dlm kadar cepat 
29- *MOF* ~ Margin of Financing
30- *MLTA* ~ Mortgage Level Term Assurance
31- *MRTA* ~ Mortgage Reducing Term Assurance
32- *MV* ~ Market Value (Nilai Sebenar). 
33- *Fair Value* ~ Harga yg adil utk penjual dan pembeli hartanah.  
34- *Asking Price* ~ Nilai Penawaran
35- *JMB* ~ Joint Management Body (Badan Pengurusan Bersama)
36- *FMC* ~ Free Moving Cost (bank tanggung kos lawyer dll) tapi skrg dah takde faciliti ni. 
36- *Consent* ~ Kebenaran. Yg diperlukan drp Pejabat Tadbir Tanah /SUK (Setiausaha Krjn Negeri) dll.
38- *Deed of Mutual Covenant* (DMC) ~ dokumen yg di sign oleh pembeli hartanah strata dgn Pemaju 
39- *JV* ~ Joint Venture 
40- *SNP* / S&P ~ Sale & Purchase Agreement @ Perjanjian Jualbeli. 
41- *VP* ~ Vacant Possession @ Serahmilik Kosong
